Point Grey House sells for $10-Million
Exotic Real Estate during COVID-19
Simple Math: Point Grey waterfront house sells in 52 days.
Originally asking $12.5-Million, reduced to $12-Million. Sold at $10-Million.
Against all odds, purchased by an “Unrepresented Buyer”. Wow.
PTT (Property Transfer Tax) on the sale was $418.000-. 2020 Property Tax is almost $60.000-.
There is no $570- per year Homeowner Grant, since the Property exceeds $1.639.000-. Darn!
3 Bedrooms 4 Bathrooms 3.000- sq ft. Does any of these really matter? As they say, “a rare opportunity for the truly discerning”. Wait a second! I can be discerning. I can be undiscerning, too.
BC Assessment is bringing extra light to the situation – proving this purchase can be viewed as bit of a steal – since we find out that neighbours at 3585 Point Grey Road sold in November 2019 for $13-Million and the ones at 2707 Point Grey Road sold in October 2019 for $15.5-Million.
