If you’re looking for your own home, buy with your heart more than with your head. But if an investment is what you’re looking for, put on your thinking cap.
Buying a home is an emotional decision. Everyone likes to feel that they are getting a good deal and that the property value will appreciate. The truth is that most people buy a home because it uniquely reflects their personality and their values. Well, they need to live there! Think about what makes a home right for you; home buyers sometimes make the mistake of focusing on home acquisition as an investment and overlook quality of life factors. Proximity to schools, health care, parks, extended Family, and – yes! – work, are important aspects of daily life. And they make a healthy, safe and comfortable home.
On the other hand, if you are looking to buy investment property, you need to have a clear written idea of your goals. Decide early if this will be a short- or long-term play. Flipping the property at the first opportunity, for a profit… Harder to achieve these days, but if this is what you are aiming for, be sure to take into the account all the additional numbers – as there are costs of getting in and out of the property fast.
If you are in for the long term, look for areas that have not peaked yet, but have the upward potential. In my experience, the artistic community is an early trend-spotter. They really excel at mining the potential of up- and coming-neighbourhoods. Gastown, Main Street, Commercial Drive, many parts of New Westminster, Lions Bay are all good examples where this has happened.
